Who is the developer?
The developer of Die Oog is SAVF — a well-established and respected organisation that has been involved for decades in the care and support of the elderly in South Africa.
The involvement of the SAVF ensures that Die Oog not only offers a quality living environment but is also managed with integrity and with the best interests of its residents in mind.
Is it sectional title, full title, or life rights?
Only sectional title ownership applies at Die Oog. Each buyer obtains full ownership in terms of the Sectional Titles Act, with a share in the common property of the estate.
There is no life-right or rental model — you own the unit and can sell, rent, or bequeath it as you choose.
How do the healthcare and medical facilities work, and what do they offer?
Die Oog has a fully equipped and properly registered healthcare centre that meets all applicable legal requirements and health regulations. The centre provides 24-hour professional care by qualified staff, including registered nurses, and is designed to offer residents peace of mind and support for their varying levels of care needs.
How far is Die Oog from the nearest hospital?
Die Oog is situated in a peaceful rural setting, yet remains within reach of several medical facilities:
- The nearest public hospital is in Warmbad (Bela-Bela), approximately 50 km from Die Oog.
- The nearest private hospital is Mediclinic Polokwane, about 114 km from Die Oog.
- Another excellent option for private medical care is Netcare Montana in Pretoria, approximately 149 km away.
Die Oog itself has a fully registered healthcare centre on-site for daily care and emergencies, with medical staff available to assist residents whenever needed.
How old must you be to live at Die Oog?
Anyone may purchase a unit, but to live permanently at Die Oog, you must be at least 50 years old.
If you are married to someone who is 50 years or older, you also qualify to live there, even if you are younger.
How long does it take to build a house?
The building process usually takes approximately 150 days after the necessary services have been installed and the plans have been approved.
Occupation can therefore take place once the house is completed and all required approvals have been received.
How do the meals work?
At Die Oog, subsidised lunches are offered daily to residents who choose to make use of them. Residents book and pay in advance for the meals they want.
There are no compulsory meals, and meals are not included in the monthly levies.
This system gives residents the freedom to choose when they wish to make use of the service, while still providing a convenient and affordable option for daily meals.
What is the policy when children and grandchildren want to visit?
Children and grandchildren are more than welcome to visit residents of Die Oog — family connections and togetherness are valued and encouraged.
However, guests may not stay in a unit for more than 30 consecutive days without the approval of the Board.
Is there a shop at Die Oog?
Yes, Die Oog has a convenience shop on-site that provides basic necessities.
There is also a special section where residents can sell their own crafts and homemade baked goods, offering a wonderful opportunity to support and share community talent.
How much are your levies, what do they include, and by how much do they increase each year?
The monthly levy at Die Oog is determined annually by the body corporate and is payable in advance each month to fund the various services and facilities. The increase or decrease in levies is directly linked to the budget that the body corporate must approve each year during the annual general meeting.
It includes the following:
- Maintenance of communal areas and infrastructure;
- Security services, including access control and night patrols;
- Water purification and supply services;
- Estate management and administration;
- Other facilities such as the healthcare centre, gardening services, and cleaning services.
The exact amount of the levy may vary depending on the size of your unit and other factors.
Are there units available for rent?
Yes, there are units available for rent. Owners and investors occasionally offer their units for rental, and interested parties can contact the owners directly, the management, or the relevant estate agent for availability and details.
