Yes, safety is one of the core priorities at Die Oog. The estate is located in a peaceful rural area, approximately 15 km from the nearest town and far from any informal settlements. This secluded location contributes to a naturally low risk of crime.

In addition to the advantages of its location, Die Oog has a comprehensive and professional security infrastructure:

  • The resort is enclosed with an electric security fence.
  • A reputable, top-quality security company is responsible for strict access control.
  • There are sufficient security guards who conduct visible patrols on the premises every night.

These measures ensure a safe and worry-free living environment for all our residents.

Die Oog has a fully equipped and properly registered healthcare centre that meets all applicable legal requirements and health regulations. The centre provides 24-hour professional care by qualified staff, including registered nurses, and is designed to offer residents peace of mind and support for their varying levels of care needs.

Anyone may purchase a unit, but to live permanently at Die Oog, you must be at least 50 years old.

If you are married to someone who is 50 years or older, you also qualify to live there, even if you are younger.

Die Oog understands that pets are part of the family for many people, and therefore pets are allowed to a limited extent — with due consideration for the estate’s unique environment.

  • Each unit may keep up to two small dogs, provided that each is no taller than 50 cm at the shoulder.
  • Unfortunately, cats are not permitted, as Die Oog is located within a conservation area. Cats are known predators of small wildlife and birds, and their presence poses a risk to the local ecosystem.

All dogs must be kept under control, not cause a disturbance, and comply with the estate’s conduct rules. Dogs must always be on a leash when moving around in the communal areas, and owners are responsible for cleaning up after their pets.

This policy seeks to strike a balance between the joy of pet ownership and the preservation of Die Oog’s natural environment and community lifestyle.

Die Oog is situated in a peaceful rural setting, yet remains within reach of several medical facilities:

  • The nearest public hospital is in Warmbad (Bela-Bela), approximately 50 km from Die Oog.
  • The nearest private hospital is Mediclinic Polokwane, about 114 km from Die Oog.
  • Another excellent option for private medical care is Netcare Montana in Pretoria, approximately 149 km away.

Die Oog itself has a fully registered healthcare centre on-site for daily care and emergencies, with medical staff available to assist residents whenever needed.

If there is sufficient space at your unit and it does not affect the aesthetics or movement within the estate, you may park your caravan at your unit — provided that it has been approved in advance by management.

Alternatively, there are separate garages on the premises available for purchase or rent, offering a practical and secure solution for storing your caravan.

We encourage all residents to contact management for availability and arrangements regarding storage space.

Yes, Die Oog has sufficient water supply

Water is supplied through both the municipal network and the estate’s own boreholes. This combination ensures a reliable and sustainable water supply for all residents.

Die Oog uses a prepaid electricity system. Residents can purchase electricity in one of the following ways:

  • Electronically; or
  • Directly at the on-site office during office hours.

This system gives residents control over their electricity usage and ensures a simple, user-friendly payment process.

The sanitation at Die Oog is currently managed through an activated sludge system, which effectively meets the estate’s existing needs.

A newer and more environmentally friendly sanitation system is, however, already in development: a reed bed and wetland system will soon replace the current treatment works. This new system is designed to be sustainable and efficient, with sufficient capacity to support the full development of Die Oog in the future.

This approach aligns with Die Oog’s commitment to environmental conservation and sustainable development.

At Die Oog, subsidised lunches are offered daily to residents who choose to make use of them. Residents book and pay in advance for the meals they want.

There are no compulsory meals, and meals are not included in the monthly levies.

This system gives residents the freedom to choose when they wish to make use of the service, while still providing a convenient and affordable option for daily meals.

Children and grandchildren are more than welcome to visit residents of Die Oog — family connections and togetherness are valued and encouraged.

However, guests may not stay in a unit for more than 30 consecutive days without the approval of the Board.

Die Oog offers modern and reliable internet services with various options:

  • A fibre-optic connection is available for fast and stable internet access. Each owner is responsible for paying for their own usage and service.
  • There are also options for internet via satellite dishes, with several service providers available, allowing residents to choose what best suits their needs.

This variety allows residents to adapt according to their needs and budget, while staying connected online in a peaceful environment.

Yes, an interdenominational church service is held every Sunday morning in the Olienhout Hall on the premises. It offers a warm and inclusive gathering for residents of various faith backgrounds to come together and practise their faith.

Everyone is welcome to attend this service, which forms an important part of community life at Die Oog.

Yes, Die Oog has a convenience shop on-site that provides basic necessities.

There is also a special section where residents can sell their own crafts and homemade baked goods, offering a wonderful opportunity to support and share community talent.

The monthly levy at Die Oog is determined annually by the body corporate and is payable in advance each month to fund the various services and facilities. The increase or decrease in levies is directly linked to the budget that the body corporate must approve each year during the annual general meeting.

It includes the following:

  • Maintenance of communal areas and infrastructure;
  • Security services, including access control and night patrols;
  • Water purification and supply services;
  • Estate management and administration;
  • Other facilities such as the healthcare centre, gardening services, and cleaning services.

The exact amount of the levy may vary depending on the size of your unit and other factors.

Yes, there are units available for rent. Owners and investors occasionally offer their units for rental, and interested parties can contact the owners directly, the management, or the relevant estate agent for availability and details.

Die Oog offers a comprehensive range of facilities designed to meet the unique needs of retirement residents. The estate combines comfort, natural beauty, and excellent security to create a high-quality retirement destination where residents can live with complete peace of mind.

The kitchen at Die Oog is a basic service available to everyone, whether used daily or not. This service contributes to the overall functioning and value of the estate and ensures that daily, subsidised meals are available to residents who need them — whether permanently or temporarily, for example, after an illness or surgery.

The contribution to the kitchen therefore helps to keep this essential service sustainable, for the benefit of the entire community.

Only sectional title ownership applies at Die Oog. Each buyer obtains full ownership in terms of the Sectional Titles Act, with a share in the common property of the estate.

There is no life-right or rental model — you own the unit and can sell, rent, or bequeath it as you choose.

Since the properties at Die Oog are full sectional title units, they form part of your estate.

After your passing, your unit is transferred to the heir or beneficiary specified in your will, or according to the provisions of intestate succession if no will exists. Your property can therefore be sold, bequeathed, or inherited — just like any other property you own.

The developer of Die Oog is SAVF — a well-established and respected organisation that has been involved for decades in the care and support of the elderly in South Africa.

The involvement of the SAVF ensures that Die Oog not only offers a quality living environment but is also managed with integrity and with the best interests of its residents in mind.

Cellphone reception at Die Oog is generally good. With the installation of fibre-optic infrastructure, the quality and availability of digital connectivity will be further improved. Most residents use WhatsApp and similar platforms to help reduce communication costs.

Yes, water tanks with a pump may be installed, provided that prior approval has been obtained from management.

Management will ensure that the installation is neat, safe, and in accordance with the estate’s aesthetic and technical guidelines.

The building process usually takes approximately 120 days to complete a house after the necessary services have been installed and the plans have been approved.

Occupation can therefore take place once the house is completed and all required approvals have been received.
